AC Coil Cleaning in Kissimmee
Your air conditioner moves heat through two coils: the evaporator coil inside your home and the condenser coil in the outdoor unit. When either one is coated in dirt, pollen, grass clippings or biofilm, the system has to work harder to cool the house. Master Cooling Mechanical cleans both coils for homes across Kissimmee and Central Florida.

Two coils, two different jobs
The evaporator coil sits in the indoor air handler, often in a closet, garage or attic. It absorbs heat from the air in your home and pulls moisture out of it. Because it's always wet in Florida, dust that gets past the filter can stick to it and feed mold and slime.
The condenser coil wraps around the outdoor unit. It releases the heat your system removed from the house. Grass clippings, pollen, leaves, dirt and anything blowing around the yard can pack into its thin metal fins.
Signs your coils need cleaning
- The system runs longer than it used to, or struggles on hot afternoons
- Higher power bills with no change in your habits
- Ice on the indoor coil or refrigerant lines
- A musty smell when the AC starts
- Visible dirt, debris or matted fuzz on the outdoor coil
- Frequent drain line clogs, which can come from a dirty indoor coil shedding debris
How we clean AC coils
- Turn off power to the system before we start
- Indoor: open the access panel where possible, inspect the coil, apply an appropriate coil cleaner and let it work, then make sure the drain pan and line can carry it away
- Outdoor: clear debris from the unit, apply cleaner, and rinse with low pressure from the inside out so dirt comes out the way it went in
- Straighten bent fins where needed
- Check the drain pan, drain line and float switch
- Restart the system and check that it's cooling properly
We don't pressure-wash coils. High-pressure water can flatten the fins and make the coil work worse than before.
When cleaning isn't enough
Sometimes a coil is corroded, leaking or too packed with debris to clean effectively in place. If we find that, we'll show you what we found and explain the options, including when a coil replacement or a refrigerant leak repair makes sense. See our refrigerant leak repair page for more.
Keep your coils cleaner between visits
- Change or clean the air filter regularly, and use the size your system calls for
- Keep at least a couple of feet of clear space around the outdoor unit
- Point mower and trimmer discharge away from the outdoor unit
- Trim back shrubs and vines growing toward the unit
- Schedule regular maintenance. Every Comfort Club visit includes a condenser rinse
Indoor coils in Central Florida homes
In many Kissimmee homes, the indoor coil sits above or below the blower in an air handler in a hall closet, a garage or the attic. Some coils are easy to reach through an access panel. Others are sealed inside the cabinet and take more work to inspect and clean properly. We'll tell you what we can see and what it will take before we start.
Coil cleaning or a full tune-up?
A coil cleaning focuses on the coils themselves. A full maintenance visit checks the whole system: electrical parts, refrigerant operation, the drain line, the thermostat, the filter and both coils. If your system hasn't been serviced in a while, a full tune-up is usually the better place to start, and we'll clean the coils as part of it when they need it.
The Central Florida factor
Spring pollen, summer storms that blow debris into outdoor units, and constant humidity on the indoor coil all make coil care especially important in Central Florida. Clean coils help your system remove heat and humidity the way it was designed to.

Common questions
How often should AC coils be cleaned in Florida?
Have them inspected at every maintenance visit and cleaned when they need it. Outdoor coils often need attention at least once a year, and indoor coils depend on your filter habits and how much the system runs.
Can I clean my outdoor AC coil myself?
With the power off, you can gently rinse loose debris from the outdoor unit with a garden hose. Avoid pressure washers, which can flatten the fins. A deeper cleaning and the indoor coil are best left to a technician.
Will coil cleaning lower my power bill?
A dirty coil makes the system work harder, so cleaning it can help the system run more efficiently. How much depends on how dirty it was and the condition of the rest of the system.
Why does my AC smell musty?
A common cause is mold or biofilm on the indoor coil, in the drain pan or in the drain line. Cleaning those areas and clearing the drain often helps.
Is coil cleaning part of a tune-up?
We inspect both coils at every maintenance visit. Comfort Club visits include a condenser rinse and drain line cleaning, and we'll let you know if a deeper coil cleaning is needed.

“Just wanted to give a big shoutout to Jonathan from Master Mechanical! He replaced the AC unit at my rental, and I couldn't be happier. Great price, top-notch work, and he even offered a payment plan—which I truly appreciated. The new unit looks and works perfectly. Highly recommend him if you need a reliable and fair AC Tech!”

“These guys especially Jonathan are the most helpful and trustworthy people I've encountered in Orlando for home service. How many places walk thru some troubleshooting over the phone. They will be my sole hvac contractor now. The rest of the places are not independent and corporate buy outs with a different name. Give these guys a shot.”
