Mini-Split Repair and Installation in Kissimmee

Ductless mini-splits are everywhere in Kissimmee now: garage conversions, additions, in-law suites, Florida rooms and whole homes with a head in every bedroom. When one stops cooling, starts dripping or flashes an error code, Master Cooling Mechanical can diagnose and repair it, 24 hours a day, 7 days a week. We also install new single-zone and multi-zone systems.

How a mini-split works, in plain language

A mini-split has two main parts: an outdoor unit with the compressor, and one or more indoor units (often called heads) mounted on a wall, in the ceiling or near the floor. A small bundle of copper refrigerant lines, a control wire and a condensate drain connect them through a hole in the wall. There's no ductwork, so each head cools or heats the room it's in.

Most mini-splits sold today are heat pumps with inverter-driven compressors. Instead of switching hard on and off, they speed up and slow down to hold the temperature. That's why they're quiet and efficient, and also why a problem can be harder to spot: the system may keep running, just not well.

Common mini-split problems we fix in Kissimmee

  • The head is running but blowing warm or barely cool air
  • Water dripping from the indoor unit or running down the wall
  • A blinking light or an error code on the display or remote
  • The outdoor unit won't start, or starts and stops over and over
  • Ice on the copper lines or the indoor coil
  • A musty smell, or black spots on the louvers and blower wheel
  • The remote doesn't respond, or one zone works and another doesn't
  • Rattling, clicking or a high-pitched noise from the outdoor unit

Error codes are a useful starting point, but they point to a circuit or sensor, not always to the failed part. We test before we replace anything, so you don't pay for parts you didn't need.

Why mini-splits leak water in Florida

Every head pulls a lot of moisture out of the air here, and that water has to drain away. A drain that's clogged with algae or slime, a line that sags or runs uphill, a dirty coil that freezes and then melts, or a condensate pump that has failed will all send water down your wall. Clearing and correcting the drain is one of the most common mini-split repairs we do.

If a head is dripping, turn it off and call us. Running it with a blocked drain can damage drywall, flooring and the unit's electronics.

Mini-split cleaning and maintenance

Because there's no duct system, the indoor unit's filters, coil and blower wheel take all the dust and humidity directly. In Central Florida that can mean mold growth on the blower wheel and louvers. Rinse the washable filters regularly, and have the heads and the outdoor unit professionally cleaned and checked. We clean the coil and blower wheel, clear the drain, check refrigerant operation and electrical connections, and look over the line set and wall penetration.

Mini-split installation

A good mini-split install starts with the room, not the equipment. We look at the size of the space, its windows and sun exposure, and how you use it, then recommend the right capacity and head location. A head that's too big for a bedroom will cool it fast without removing enough humidity, which is exactly what you don't want in Florida.

  • Single-zone systems for a garage, addition, Florida room, workshop or in-law suite
  • Multi-zone systems with several heads on one outdoor unit
  • Replacement of older or failed ductless equipment
  • Careful line set routing, a properly sloped condensate drain or pump, and a clean wall penetration
  • Evacuating the lines and testing the system before we leave
  • A walkthrough of the remote, modes and filter cleaning

You'll get a clear price before any work starts. If a mini-split isn't the right answer for your space, we'll tell you.

Single-zone or multi-zone?

A single-zone system pairs one outdoor unit with one indoor head. It's a simple, efficient way to cool one space, like a garage, an addition or a bonus room. A multi-zone system connects two or more heads to one outdoor unit, so several rooms can each have their own temperature setting.

Multi-zone systems save wall and yard space, but every head depends on the same outdoor unit, and the heads have to be sized for their rooms, not just added together. For some homes, two single-zone systems make more sense than one large multi-zone. We'll walk you through the trade-offs for your layout.

Quick checks before you call

  • Make sure the remote has fresh batteries and is set to Cool, not Fan or Dry
  • Rinse the washable filters behind the front panel if they look dusty
  • Check that the outdoor unit's breaker or disconnect is on
  • Write down any error code or blink pattern so we can bring the right parts
  • If water is dripping, turn the head off to protect the wall and floor

The Central Florida factor

Kissimmee's humidity is the main thing working against mini-splits. Heads run long hours, drains clog quickly, and dust plus moisture builds up on blower wheels. Keeping filters clean and scheduling regular cleaning keeps a ductless system quiet, efficient and dry.

Common questions

Do you repair all brands of mini-splits?

We service and repair ductless systems from the major manufacturers. Tell us the brand and model when you call, and if the unit shows an error code, let us know what it is.

Why is my mini-split blinking?

A blinking light usually means the unit has detected a fault and is showing a code. The code narrows down where to look, but the system still needs testing to find the actual cause.

Why is water dripping from my mini-split?

Most often the condensate drain is clogged, the drain line isn't sloped correctly, the condensate pump has failed, or a dirty coil is freezing and melting. Turn the unit off and call us.

How often should a mini-split be cleaned?

Rinse the washable filters regularly, more often in heavy-use rooms. In Central Florida, a professional cleaning of the coil and blower wheel at least once a year helps prevent mold, odors and leaks.

Can you add a mini-split to a garage or addition?

Yes. Garages, additions, Florida rooms and in-law suites are some of the most common mini-split installs we do. We'll recommend the right size for the space.

★★★★★

“These guys especially Jonathan are the most helpful and trustworthy people I've encountered in Orlando for home service. How many places walk thru some troubleshooting over the phone. They will be my sole hvac contractor now. The rest of the places are not independent and corporate buy outs with a different name. Give these guys a shot.”
